Tall Pines

Pyrford, Surrey

This site is in Pyrford, situated behind Meath Cottage and approached by way of a long driveway with a very peaceful and secluded setting, away from the road. Both houses occupy different sized plots within a 1.3 acre site, with Plot 1 the larger house having a slightly smaller plot than Plot 2.

There are detached double garages to both houses and both houses have individual, highly attractive elevations. (The front elevations are enhanced by leaded light windows to hardwood frames). Accommodation is to three storeys with concrete floors to each level and a spectacular gallery from the reception hall, which extends from the ground floor to the second floor, with galleried landings to the first and second floors. These are most impressive entrances, which set the tone for the rest of the accommodation, which is summarised below.

The elevations and floor plans are different for both properties but broadly, each house has:-

Covered Entrance Porch

Imposing and wide with glazed panes surrounding the front doors.

Reception Hall

Exceptionally capacious areas, benefiting from two cloaks cupboards, an open gallery providing sight of the second floor ceiling and winding staircases to first and second floor accommodation. Twin doors lead to the drawing room and single doors to the other accommodation.

Cloakroom

Designer luxury suite comprising wash hand basin and wc with concealed plumbing.

Drawing Room

An extremely spacious room with bi-fold doors, leading out to gardens, (Plot 1 has floor to ceiling windows to the front aspect) and there will be feature fireplaces — details to follow.

Dining Room

Open plan with the drawing room on Plot 1 and a separate room on Plot 2.

Snug (Plot 1 only)

Another spacious room with fireplace and floor to ceiling windows to the front aspect.

Kitchen/Breakfast/Family Room

A vast area to be fitted with top of the range luxury kitchen units and appliances, which will include a central island, cupboards, drawers, etc plus breakfast and family areas, (Plot 1 has a double glazed, powder coated lantern light over an area likely to be the breakfast room). Plenty of doors and windows provide access to the gardens.

Utility Room

Adjacent to the kitchen in both plots, to be fitted with top quality units, space and plumbing for appliances and doors to the side passageway.

First floor

Galleried Landing

The gallery for Plot 1 has a curved area to one end and Plot 2 is rectangular. Twin doors, on both plots, lead to the master bedroom suite and single doors to the other three bedrooms.

Master Bedroom Suite

Both plots have inner landings, with doors to dressing room, en suite bathroom and access to the bedroom, (Plot 2 has a balcony off the bedroom).

Bedrooms Two, Three and Four

In both plots, these are spacious rooms with en suite designer shower rooms.

Second floor

Galleried Landing

Both plots have potential for a library/sitting area here and rooms off the landings.

Bedrooms Five and Six

Again, exceptionally large rooms, both benefiting from en suite designer bathrooms.

Outside

Gardens and Grounds

Plot 1 extends to approx. 0.4 acres and Plot 2 extends to approx. 0.7 acres and includes some mature Scots Pines. The gardens will be landscaped.

Double Width Garage

Each plot has a detached garage with a high specification.

Code 5 sustainable build

The Code for Sustainable Homes is a national standard to guide in the design and construction on sustainable new homes. It is set basically to assess the sustainability of a newly built house in relation to carbon emission and energy performance taking into consideration different categories such as energy efficiency, CO2 emissions, building materials, water usage and saving, etc. It consists of six levels, from 1 to 6, setting the minimum standards in relation to the ones set out by the Building Regulations. Code 5, in our particular case for the new houses in Old Woking Road, requires a 100% reduction in CO2 emissions that can be achieved by using appropriate materials and technologies that improve the energy performance of the building. The aim is that the new standards will be gradually incorporated in the Building Regs (Code level 6 is zero emission). As a result, he clear advantage for the house owners will be that a more energy efficient building will essentially have lower energy running costs.
